Wayside Theatre is half way into a renovation/expansion project which, at a cost of between $1.2 million and $1.5 million, will improve the Leo M. Bernstein Theatre on Main Street in Middletown, provide a second performance space with a capacity of 90 seats and increase the capacity of the facility for the technical aspects of creating sets and costumes for their productions. Phase one was completed in time for the start of the 2008-09 season and the company has resumed performing in the Bersntein.

	This schematic sketch shows the layout of the expanded Wayside. The entrance will still be from Main Street but there will be indoor access to the Curtain Call Cafe. The facility will eventually include a flexible space theater in the new portion of the building along with a costume shop, a scene shop and an extended loading hall.
